Stonehenge: West Hobart Renovation/Addition

Finalist, 2019 HIA Awards

Renovation/Addition over $400,000

Merlin Constructions was approached to be part of this negotiated project to renovate a heritage listed sandstone building and bring it back to its former glory and add an extension that provided the family space and opportunity for them to grow. The existing house had good structural integrity, however, was very dated and in desperate need of a facelift.

Alex Reed at McArthy, Reed Architects came up with a great design to extend and renovate the house to maximize the sun, space and aesthetic appeal. The whole house was renovated in addition to an extension of space in the kitchen, dining and living areas. The clients had specific requirements relating to functionality and taste with the budget coming secondary to these requirements.

The project had many challenges from the onset of demolition. The house is in a built-up suburban area on a reasonably flat block, but with access only via a one vehicle driveway, the efficiencies were evident. The sub structure of the house had a 500mm Sandstone block construction with each room housing a perimeter footing of these blocks, providing challenges when rerouting plumbing and electrical fixtures. The new construction uses a combination of structural steel, timber framing and large areas of glass. Added to these structural elements the use of elegant joinery, Tas Oak floors, up lighting, aluminium surrounds to window encasements and exquisite tiles, transformed this house into a modern, cutting-edge home that we at Merlin Constructions are extremely happy with.
