John's Point: 2013 HIA-CSR Home of the Year

The construction of a home of this size, calibre and price range is an opportunity that rarely comes along to home builders in Tasmania. The clients inspected several projects built by Merlin Constructions and being adequately impressed with the quality of workmanship evident, accepted Merlin Constructions tender.

This 47 square home designed by Morrison & Breytenbach Architects has a number of complex features, which in themselves created many challenges. With an attitude of “we don’t have problems, only solutions” the construction team applied themselves to resolve the many challenges encountered during construction and were able to complete the project on schedule, and to the absolute satisfaction of the owners.

The John’s Point residence consists of many different aspects that all combine to create a luxurious & comfortable home, including:

  • A Feng Shui consultant was involved in the design and construction.
  • 130,000 litre underground water storage.
  • Swimming pool: solar heated with back up heat pump. Recessed and automatic pool cover.
  • Hydronic floor heating runs throughout the house within the insulated concrete slab. The system is heated via a heat pump providing an efficient and comfortable heat source during the cold winter months.
  • A feature throughout the main living areas is the timber supported, expansive double glazed argon filled windows.
  • The hot water supply throughout the residence is circulated – providing instant hot water at each fitting. The bedroom wing can be isolated when not in use reducing the demand on the heat pump.
